Halfway Through 2026... What's Really Happening in Regina's Real Estate Market?

If you've been paying attention to the headlines this year, you've probably heard a little bit of everything.

"Homes are flying off the market."

"The market is slowing down."

"Prices are climbing."

"Buyers finally have negotiating power."

The funny thing is... They're all true.

Depending on the neighbourhood, the type of home, the price range, and even how a property is presented, two sellers can have completely different experiences in today's market. That's exactly why city-wide statistics only tell part of the story. Let's take a look at what the first half of 2026 has actually looked like in Regina.

There Isn't One Regina Market

There are dozens.

A beautifully renovated bungalow in McCarthy Park isn't competing with a condo in Harbour Landing.

A character home in Cathedral attracts a different buyer than a luxury property in Wascana View.

Even two homes on the same street can sell very differently depending on their condition, updates, pricing strategy, and presentation.

One of the biggest misconceptions I hear is... "Well... my neighbour sold for..."

Maybe they did. But your home isn't your neighbour's home.

Pricing isn't just about what another property sold for. It's about understanding today's buyers, the current competition, and creating the right strategy for your specific home.

Buyers Haven't Gone Anywhere

In fact, they're keeping us busy. June alone saw 411 homes sell across Regina. Year to date, we are at 1790.

Nearly half of those homes (47.4%) sold at or above their asking price, and 32.4% of sellers are utilizing a Form 917. Remember, this doesn’t mean that property will receive multiple offers.  

The average home sold for 99.2% of their asking price - sellers are being strategic and buyers are noticing the value.

That's a pretty healthy market. The homes that are prepared well, priced strategically, and marketed effectively continue to attract the most attention.

Sometimes Pricing Lower Means Selling Higher

It sounds backwards. But it's one of the strategies I use most often.

Instead of chasing the market with price reductions, creating excitement from day one can encourage multiple buyers to compete. Competition creates urgency. Urgency creates stronger offers.

That's why you'll often hear me talk about pricing strategy, not just price - they're two very different things.

Buyers Are Smarter Than Ever

Today's buyers have done their homework before they even book a showing.

They've compared your home to every other listing online. They've watched price reductions. They've toured competing properties. They know when something feels overpriced. That doesn't mean they're looking for a bargain. It means they're looking for value.

When a home feels like good value, buyers don't hesitate.

What This Year Has Reminded Me

If there's one thing the first half of 2026 has reinforced, it's this:

Real estate is still incredibly personal.

Behind every sale has been someone's next chapter. Growing families searching for more space. Parents becoming empty nesters. First-time buyers stepping into homeownership. Clients relocating for work. People navigating divorce, retirement, loss, exciting new beginnings, and everything in between.

The market matters. But people matter more.

Helping someone through one of life's biggest transitions never feels like "just another sale" to me.


Mid-Year Market Snapshot

If you're someone who loves the numbers, here's a quick snapshot of where Regina's market stood at the end of June:

🏡 Homes sold since January: 1790

💰 Average sale price: $366,688

📈 Average sale-to-list ratio: 99.72%

⏱️ Median days on market: 16

🔥 848 homes (47.4%) sold at or above asking

📄 580 sales (32.4%) involved Form 917

Those numbers tell a pretty clear story. Well-priced homes are continuing to attract strong buyer interest, while buyers remain thoughtful and selective about the homes they pursue.


Looking Ahead

As we move into the second half of 2026, I expect buyers to continue rewarding homes that are priced strategically, presented well, and marketed effectively.

Will every home receive multiple offers? Probably not.

Will some sellers need to negotiate? It’s possible.

But opportunities still exist for both buyers and sellers who understand their local market and have the right plan.
